
Shower Reseal in Heaton Moor (Belway Estate)

The Belway Estate in Heaton Moor is full of newer builds that are now hitting the 8–12-year mark, and we’re seeing the same pattern across almost every property we visit:
Failing silicone, mould around wet areas and ventilation issues.
This job was a classic example.

What the Client Needed
A homeowner in a semi-detached new-build on the Belway Estate needed a full reseal of her wet-room shower area.
The original silicone had:
heavy mould
blackened edges
moisture behind the bead
sections lifting away
visible gaps in the corners
The room also had poor ventilation, which is typical for this estate — causing moisture to sit behind the old silicone and accelerate mould growth.
What We Found on Arrival
The shower tray and verticals were heavily moulded
Sealant around corners was split
Dark patches had formed behind the bead
Skirting board edges around the floor were peeling
Toilet base and basin silicone were still in good condition, no need to replace
This was a straight strip, clean, treat and reseal job, but the mould level required a proper chemical process.
What We Did
1. Full Removal of Old Silicone
We stripped every bead around the shower tray, verticals and corners.
Loose material came away easily, but the moulded sections needed more work.
2. Chemical Softening & Debris Removal
Applied a professional silicone remover to lift any hidden residue.
This ensures no old adhesive or bacteria sits behind the new bead.
3. Mould and Mildew Treatment
Sprayed a high-strength mould and mildew eliminator behind the joint line.
This kills the bacteria sitting underneath old silicone — the main cause of early failure.
4. Drying & Prep
Fully dried the surfaces before reapplication.
5. Fresh Silicone Application
Applied Dow 785 Bacterial Resistant Sanitary Silicone (White)
This is an anti-mould, flexible, bathroom-grade silicone with long life in wet rooms.
6. Floor Skirting Reseal
The skirting bead had failed, so we stripped and re-sealed that section to bring the room back to a clean finish.
Time on Site
9.30am to 12.30pm
A solid three-hour bathroom refresh, including:
full removal
treatment
drying
reseal
skirting repair
